Accountancy is a core element of the Sterling Group operation. We have a highly experienced team of fully qualified accountants and book keepers with first-hand knowledge of working for property focussed clients – from making sure service charges are paid on time to submitting annual returns.
We will facilitate the collection of monthly, quarterly or annual rents dealing with any arrears that may arise and also liaising with all the necessary banking and legal services, if appropriate.
Annual Service Charges and Budgets
Sterling will work to keep all costs associated with the building to a minimum, by being efficient in its management, negotiating annual service charges and budgets on your behalf and arranging their collection.
We recognise that there is far more to property maintenance than regular cleaning and gardening. Other services, such as insurance, supply of electricity to common parts, health and safety, are all integral elements which require effective organisation and management.
Acting as the main point of contact for any works that may be required on your property we are adept at utilising the most cost effective approach to maintenance, keeping tradesman on a tight leash so that budgets are kept in check.
Drawing upon the expertise of our extensive accounting team, Sterling will act as the main point of contact to coordinate all client banking services relating to the property, ensuring high standards of probity and full compliance.
It is important that your property is managed and maintained, during a tenancy and between tenancies. While a tenancy is ongoing, we can conduct regular inspections of the property should this be required. When it comes to repairs or regular maintenance, we will arrange quotes and organise any repair or maintenance work that may need to be undertaken – keeping a firm control of costs throughout.
Al insurance renewals can be handled on your behalf. This will include liaising with brokers and insurance companies to ensure we get the most appropriate level of cover for the property – always competitively priced.
To ensure your property is in ship shape condition at all times, especially the common areas, we will engage the services of professional cleaning contractors to make sure the building is regularly cleaned inside and out.
Liaising with Advocates
We can oversee the preparation of leases for new tenants and will work closely with local advocates who specialise in property related legal work, to ensure all leases are watertight and fit for purpose.
Arranging Preventative Maintenance Works
Keeping your residential or commercial property in the right condition at all times helps retain its value. Supplemented by a good, pro-active planned preventative maintenance programme, stops issues arising and saves unnecessary expenditure further down the line.
We will arrange and coordinate any preventative maintenance works needed on a client property, ensuring seamless coordination and liaising with contractors throughout, e.g where painting the exterior of the property is required, organising scaffolding, agreeing budgets for planned works etc.
